Post-construction cleaning in Portland — three-phase protocol for move-in-ready handoff

A contractor who finishes a kitchen remodel or room addition leaves behind drywall dust on every horizontal surface, paint overspray on windows and fixtures, adhesive residue on floors, and construction debris in every corner — the homeowner cannot move in, and the general contractor needs the site clear for final inspection or handoff.

Our three-phase protocol: rough clean removes construction debris, sweeps and vacuums all surfaces, and removes sticker residue from new windows and fixtures. Detail clean handles drywall dust removal from all horizontal surfaces (including window sills, vents, light cans, cabinet tops), paint overspray removal from glass and hard surfaces, grout haze removal from new tile, and fixture polishing. Final clean buffs all glass surfaces, cleans all installed appliances, performs final floor cleaning, and coordinates the walk-through acceptance with the GC or owner.

Single-room renovations under 500 sq ft typically take 1 day with a 2-person crew. Whole-floor or whole-unit post-construction takes 2-3 days. Full new-construction final cleans on multi-level homes take 3-5 days with phased crew sizing. We work alongside the GC schedule, not in conflict with it.

Post-Construction Cleaning — common questions

How long does post-construction cleaning take?
Single-room renovation under 500 sq ft: 1 day with 2-person crew. Whole-floor or whole-unit post-construction: 2-3 days. Full new-construction multi-level home: 3-5 days with phased crew sizing. We give a firm ETA after the GC provides a project completion schedule.
Do you coordinate with the general contractor?
Yes — most of our post-construction work is booked directly through the GC or general builder. We coordinate phase timing (rough clean before final paint, detail clean after final inspection), walk-through acceptance, and any punch-list items that surface during cleaning.
Why is post-construction cleaning so much more expensive than a deep clean?
Drywall dust is everywhere — vents, light fixtures, cabinet tops, hardware. Paint overspray and grout haze require specific techniques (microfiber, plastic scrapers, never abrasives on new finishes). Crews use HEPA vacuums, multi-stage cleaning sequences, and significantly more crew-hours per square foot. Typical pricing is 2-4x standard clean rate per square foot.
Will you damage the new finishes?
No — that is the entire point of professional post-construction cleaning. We use product-specific techniques for natural stone, engineered hardwood, custom paint, polished nickel, etc. Conventional cleaners and abrasive pads can damage new finishes; our crews are trained on which products work on which surfaces and we follow GC-supplied care instructions when provided.
